Property photography in Malaysia can cost RM200, RM400, RM800, or more than RM1,500. The confusing part is that the listings often sound similar. Everyone says they provide edited photos. Everyone says the work is professional. The difference only becomes obvious when you see the final images.

For most Airbnb hosts, homestay operators, property agents, and owners in KL and Selangor, a proper shoot usually starts around RM400. You can find cheaper options, but the risk is inconsistent editing, weak angles, poor room coverage, or slow delivery.

Typical property photography prices in Malaysia

A basic shoot usually falls between RM150 and RM300. This can work for a very small unit or a simple listing, but quality varies a lot. Some photographers at this range do clean work. Others deliver photos that look underexposed, too wide, or barely edited.

Mid range packages are usually RM400 to RM700. This is the range I recommend for most Airbnb units, homestays, condos, and normal real estate listings. You should expect proper interior angles, edited photos, clear delivery, and enough images to cover the whole property.

Higher end packages start around RM800 and can go beyond RM1,500. These are usually for larger homes, premium listings, commercial spaces, drone add ons, twilight shots, or projects that need more detailed post production.

What affects the price

The size of the property matters. A studio apartment is faster than a four bedroom landed house. A larger property also needs more time for styling, lighting, and editing because every room needs proper coverage.

The number of final photos also changes the cost. Ten photos might be enough for a small room rental. A full Airbnb unit often needs 20 to 30. A landed homestay can need 40 or more if there are multiple bedrooms, outdoor areas, facilities, and detail shots.

Add ons change the final price too. Drone photography, twilight exterior photos, video walkthroughs, floor plans, extra fast delivery, and commercial licensing all take more time or require extra work.

What should be included

A proper property photography package should include edited final images, not just raw files. Editing matters because interiors often have mixed lighting. Daylight, warm bulbs, reflective tiles, dark corners, and bright windows all need careful balancing.

You should also get a clear delivery timeline. For normal KL and Selangor shoots, 1 to 3 business days is reasonable. If a photographer cannot tell you when the photos will be ready, that is a problem.

The package should also explain how many photos you will receive and where you can use them. Most clients need the files for Airbnb, PropertyGuru, iProperty, Instagram, Facebook, websites, or WhatsApp marketing.

Is RM400 worth it for an Airbnb?

For many hosts, yes. If your unit is priced at RM150 to RM250 per night, a RM400 shoot can be recovered with a few extra bookings. The photos keep working every day after that.

Bad photos often make hosts lower their price too quickly. The unit may not be the issue. The problem may be that guests do not trust the listing enough to click or book. Better photos will not fix a bad property, but they can stop a good property from looking worse than it is.

When a cheaper shoot makes sense

A cheaper shoot can make sense if the space is very small, the listing is temporary, or you only need a few supporting photos. It is less ideal if the property is meant to earn monthly income from bookings or serious buyer leads.

If the photos are part of how the property makes money, treat them as a business cost. Saving RM200 on the shoot does not help much if the listing loses attention for months.
