The first question most property owners ask me is: how much does it cost? It is a fair question. But it is harder to answer than it looks.
Pricing for property photography in Malaysia varies a lot. And the difference between a RM200 package and a RM600 package is not always obvious until you see the results. Here is an honest breakdown.
What Moves the Price
Three things affect the cost more than anything else.
The size of the property. A studio or small Airbnb unit takes less time to shoot than a four-bedroom landed house. Most photographers price by property type or by number of rooms rather than by the hour.
The number of final photos. A basic package might deliver 10 to 15 edited shots. A comprehensive package delivers 25 to 40. More photos means more shooting time and more editing.
Add-on services. Drone photography, twilight shots, virtual staging, and floor plan graphics are common extras. Each adds to the total cost.
Typical Price Ranges in Malaysia
Here is what you can realistically expect in KL and Selangor today.
Basic packages range from RM150 to RM300. These are usually 10 to 15 photos with minimal editing. Quality varies significantly at this price point. Some photographers deliver sharp, usable work. Others deliver underexposed shots that need a complete reshoot.
Mid-range packages sit between RM400 and RM700. This is the sweet spot for most Airbnb hosts and homestay operators. You get proper wide-angle equipment, 20 to 30 well-edited photos, and a clear turnaround time.
High-end packages run from RM800 to RM1,500 and above. These are full-day shoots with 40 or more photos, drone footage, twilight shots, and sometimes short video walkthroughs. They are suited to real estate agents, commercial properties, and high-end short-term rentals.

Is It Worth the Investment for an Airbnb?
For most Airbnb and homestay operators in the Klang Valley, a mid-range package makes the most financial sense.
An Airbnb unit priced at RM150 to RM200 per night needs roughly two or three extra bookings to cover a RM400 to RM500 photography investment. If professional photos lift your occupancy rate by 10 to 15 percent over a full year, the return is significant. And those photos keep working for you for 12 to 24 months before they need refreshing.
The question is not whether good photos cost money. It is whether bad photos are costing you more.
What to Watch Out For
A few things to check before you pay anyone.
Packages that only deliver raw, unedited files. Editing is a major part of the value. Without colour correction, brightness adjustment, and light balancing, even a photo taken on professional gear will look flat and dull.
Packages promising unlimited photos. More is not better. Fifty mediocre shots of the same room are worth less than twenty strong, varied images that cover the whole property well.
No stated delivery date. If a photographer cannot commit to a clear turnaround before you book, that tells you something about how they run their business.
