What to Look for When Hiring a Property Photographer in KL

Property photography in KL has grown a lot as a market. That is good news. But it also means there is more variation in quality than there used to be.

Not every photographer who offers "property photography" actually specialises in it. Some are wedding photographers picking up side work. Some use entry-level gear with no editing process behind it. Some are excellent. Here is how to tell the difference before you commit.

Look for a Property-Specific Portfolio

The first thing I would check is whether the photographer has a portfolio of actual interior and property work. Not general photography. Not events or portraits.

Interior photography needs a specific skill set: handling mixed light sources, framing tight spaces to feel open, and knowing how to edit for accurate colour and brightness. Ask to see at least 10 to 15 examples. Look for consistent brightness across rooms, clean white balance (walls should look white, not yellow), and photos that make spaces feel larger without looking like a fisheye lens was used.

If the portfolio mixes property shots with weddings or food without a clear specialty, ask how long they have been shooting properties.

Ask About Turnaround Time

For Airbnb hosts and homestay operators, time matters. Every day a listing is without strong photos is a day of potential bookings lost.

Standard turnaround for property photography in Malaysia is 2 to 5 business days. Some photographers with a streamlined editing process offer next-day delivery. Be wary of anyone quoting more than a week for a standard residential shoot.

Ask directly: how many final photos will I receive and when will they be ready? Get that answer in writing before you book.

Understand Exactly What Is Included

Pricing in KL ranges from RM200 for basic phone shoots to RM1,500 or more for high-end real estate packages. Price alone tells you very little. What matters is what you are actually getting.

At minimum, a professional package should include: a set number of final edited photos (not just raw files), basic colour correction and brightness editing, and digital delivery via a download link. Better packages include wide-angle lens shots, drone photography for properties with outdoor space, and a clear breakdown of deliverables in writing.

Packages that only deliver raw files or charge extra for every small edit are not built to serve you well.

Ask About Experience with Malaysian Properties

This matters more than it sounds. KL condos and service apartments have specific challenges: small floor plans, mixed artificial and natural lighting, and bathroom tiling that creates colour cast problems under certain lights.

A photographer who has spent years shooting in KL condos will know how to handle these. Someone newer to property work may struggle. I always suggest asking: what types of properties do you shoot most often? Have you worked with Airbnb hosts or homestay operators before?

Watch How They Handle the Booking

How a photographer manages the booking process tells you a lot about how they manage the job itself.

A professional will confirm the shoot date clearly, tell you how to prepare the space before they arrive, have straightforward payment terms, and send a proper invoice. If communication is slow before you book, it will be slow after. If there is no clear delivery process, there is no accountability if something goes wrong.

A short conversation before booking usually tells you everything you need to know.

Five Questions Worth Asking Before You Hire

These are the ones I would ask anyone before committing:

  1. Can I see property-specific work in your portfolio?

  2. What is your turnaround time for a unit my size?

  3. How many final edited photos are included, and in what format?

  4. Do you use a wide-angle lens for interior shots?

  5. What is your rescheduling policy?

The answers will tell you quickly whether you are hiring a specialist or someone filling gaps between other work.
